Stage One - Because of the natural separation provided by the siting of the new, cutting-edge design Seatoun School, the site clearly lends itself to two separate subdivisions. To the south, positioned around the base of the hillside, 'Dorset Cove' offers 16 slightly elevated single house sites, providing an intimate enclave of individually designed homes, with superb harbour views, bordered by reserve land. This stage of the subdivision was completed in early 2002. Stage Two - The northern end will be 'Point Dorset', a larger level site, extending from the edge of the existing Seatoun Village and running down to the waters edge. This offers a mix of 50 sites, some suitable for more than one dwelling - possibly some terraced houses, plus 13 unique, absolute waterfront sites, with direct beach access and unrestricted harbour views.
Stage Two of Croxley Mills comprises 13 new, purpose-built rooftop two-bedroomed or three-bedroomed penthouses. These are contemporary and stylish, and include such features as roof gardens, views and all-day sun. Completed in 2002.
'The Lofts' represents Stage Two of 'The Hub' development (below). It included a total of 30 one-bedroomed, two-bedroomed and three-bedroomed, new purpose built apartments, uniquely designed around two central courtyards. Another feature of this development is the cleverly designed glass bottomed swimming pool which, along with a spa and gym, sit atop a central tower. 'The Lofts' units provide great city and harbour views. Completed in 2001.
The conversion of 3000 square metres of vacant office space into 25 'shell' apartments, which, as with 'The Tea Store' (below), purchasers completed their own fit-outs. This develoment is situated on top of a car-park building, enabling one or more car-parks to be purchased with each unit. It was developed as Stage One of 'The Lofts' apartments, which followed. 'The Hub' apartment 'shells' were once again popular and all were sold and completed in 2000.
A brand new, purpose built, five-level apartment building, housing 13 superior apartments, located in Kelburn's dress circle. These fabulous units sit directly opposite Kelburn Park and look out over the park and fountain, with panoramic views over the city and harbour. All units sold well and were completed in 1999.
A turn-of-the-century, five-storey, old brick with wooden floors, character warehouse, originally used for storing imported tea on its arrival from overseas, hence 'The Tea Store'. We identified a new market in Wellington for people wishing to fit out their own 'shell apartments' after seeing something similar in London, New York and more recently Sydney and Melbourne. The building was earthquake strengthened and divided up in to unit-titled 'shells', ranging from 80 square metres to 220 square metres, plus basement parking. This type of development in such a great central city location was hugely popular and sold very quickly. It was completed in 1999.
A complete refurbishment of a previously unattractive building on Thorndon Quay. Globe identified an emerging market at this end of town, for both residential accomodation and quality showroom/office space. The new WestpacTrust Stadium was approved and interest in nearby property was increasing. The 22 stylish apartments linked by an internal glass roofed 'street' were popular and sold well. The development was completed in 1997.
A conversion of a circa 1900 brick and timber warehouse into 19 units, We identified a demand in this trendy location for people who wished to live and work in the hub of Wellington's CBD. All units sold quickly - as a mix of studio, one-bedroomed and two-bedroomed apartments with many doubling as home workshop and office facilities. Basement car-parking plus visitor parking were provided with the units. The development was completed in 1997.
A total refurbishment of a serviced apartment motel, previously operating under the Flag Inn chain. The refurbishment included fire and acoustic upgrade, plus internal and external modernisation to create 28 unit-titled apartments in the highly sought after Thorndon location, which is close to Parliament, the High Court and other prominent sites. Completed in 1996, the apartments were all successfully sold to both owner-occupiers and investors.
This was a complete strip and retrofit of a seven-storeyed, 1960's office building. The conversion included 54 one-bedroomed and two-bedroomed apartments, plus ground floor commercial, as well as basement car-parking. The development sold well, largely to investors, due to Wellington's strong corporate rental market showing good yields and high occupancy. Well located opposite the James Cook Hotel on The Terrace, the development was completed in 1996.
Originally part of the TAG Corporation's City Life Hotel, the vacant portion of several sites was amalgamated to enable the construction of 17 town houses in this dress circle position. At completion the land owner retained some of the completed town houses to incorporate in to the existing accomodation business. This joint venture demonstrates Globe's ability to maximise the value in the land for the owner as well as making the most of the opportunity to maximise margins. A strategic site such as this would not necessarily by available otherwise. This development sold extremely well and was completed in 1995.
With the purchase of the old Te Karaka girl guides camp set in park like surroundings, the service core of the building was retained, and accomodation wings added, to provide accomodation for both Stage 2 and geriatric hospital residents. At the time of it's completion, Waikanae Country Lodge boasted state-of-the-art facilities with some of the largest ensuite style bedrooms in the industry. The addition of some self-contained apartment style rooms were considered to be innovative at the time. The quality, design and facilites ensured the rapid uptake of rooms and on-going occupancy. The development was completed in 1995.
Originally operating from an old villa in the early 1900's, the Alexandra Trust provided short-term accomodation for single mothers requiring a sanctuary. As time moved on, the requirements and demands changed and the assets of the trust were purchased, (in a similar way to Waikanae Country Lodge). The core of the building was retained and the accomodation wings refurbished and added to, providing a Stage 2 rest home. It was completed in 1994.
